VA Cash Out Refinance FAQ

Helping Veterans Build Wealth
  1. How much cash can I actually get from a VA Cash Out Refinance?
The amount depends on your home’s appraised value, existing mortgage balance, closing costs, funding fee, and the lender’s maximum loan to value guidelines. VA rules allow the new loan to reach up to 100% of the property’s reasonable value in qualifying situations, although individual lenders may impose lower limits.
  2. ‍Can I use VA Cash Out Refinance to pay off credit card debt?
Yes. VA Cash Out Refinance can allow eligible borrowers to access home equity and use the proceeds for purposes such as paying other debts, home improvements, education, or other financial needs.
  3. Can I refinance a conventional or FHA loan into a VA Cash Out Refinance?
Yes. You do not need to have an existing VA mortgage to use a VA Cash Out Refinance. Eligible borrowers may refinance a non VA mortgage into a VA backed loan while accessing available equity.
  4. How soon can I do a VA Cash Out Refinance after getting my current VA loan?
For a VA to VA Cash Out Refinance, the existing VA loan generally must have reached both seasoning requirements: the first payment must have been made at least 210 days before closing and six monthly payments must have been made.
  5. Can I get a VA Cash Out Refinance if my home has little equity?
Potentially. The available cash depends on the current appraised value, mortgage payoff, closing costs, funding fee, and the lender’s loan to value requirements. A detailed equity calculation is needed before determining how much cash may actually be available.
  6. What happens if my VA appraisal comes in lower than expected?
A lower appraised value can reduce the maximum loan amount and therefore reduce the amount of cash available. VA requires the loan amount to be supported by the reasonable value of the property.
  7. Can I take cash out if I still have a second mortgage or HELOC?
Potentially, but the existing liens must be properly addressed as part of the refinance structure. The lender will review the current mortgage, subordinate liens, property value, and available equity before determining whether the transaction works.
  8. Can I use a VA Cash Out Refinance to pay off my HELOC?
Yes, when the transaction meets VA and lender requirements. Replacing a HELOC with a VA first mortgage may make sense in some situations, but the borrower should compare the new rate, closing costs, loan term, and total interest before proceeding.
  9. Is VA Cash Out Refinance still worth it if my new interest rate is higher?
It can be, but the cash benefit needs to justify the higher borrowing cost. The right comparison should consider the amount of equity being accessed, closing costs, funding fee, monthly payment, and the purpose of the cash.
  10. Can I use VA Cash Out Refinance to remove mortgage insurance from an FHA loan?
Potentially, yes. Refinancing an eligible FHA mortgage into a VA backed loan can remove FHA mortgage insurance requirements, while also potentially providing access to equity. VA specifically recognizes refinancing a non VA mortgage as a purpose of its Cash Out Refinance program.
  11. Can I finance the VA funding fee into my Cash Out Refinance?
The funding fee may generally be financed as part of the VA loan, subject to applicable loan amount and property value requirements. Current VA funding fee rates for Cash Out Refinance are 2.15% for first use and 3.3% after first use, unless the borrower qualifies for an exemption.
  12. Can disabled Veterans avoid the VA Cash Out Refinance funding fee?
Eligible Veterans who receive or qualify for VA compensation for a service connected disability may be exempt from the funding fee. The exemption depends on the borrower’s specific eligibility status.
  13. Does a VA Cash Out Refinance require a new appraisal?
Yes, borrowers should generally expect the lender to order a new appraisal to establish the current reasonable value of the property. VA’s current Cash Out Refinance guidance specifically notes that the lender will order a home appraisal.
  14. Can I get cash out if I have already used my VA entitlement on another property?
Potentially. VA entitlement and lender underwriting requirements still apply. Having used VA benefits previously does not automatically prevent another VA refinance, but the available entitlement and loan qualification need to be reviewed.
  15. Can I do a VA Cash Out Refinance more than once?
Potentially, provided the borrower and transaction meet applicable VA and lender requirements. A previous Cash Out Refinance does not automatically prevent another refinance, but the new transaction must provide an acceptable financial benefit and meet current underwriting requirements.
  16. Can I use the cash from a VA refinance for a home renovation?
Yes. VA identifies home improvements as one potential use of the equity accessed through a Cash Out Refinance.
  17. Can I use VA Cash Out Refinance to pay for an investment property?
The VA refinance property must meet VA occupancy requirements. The home being refinanced must be the borrower’s residence under VA eligibility rules, so the transaction cannot simply be structured as a cash out refinance of an unrelated investment property.
  18. What happens to my existing mortgage rate when I do a VA Cash Out Refinance?
Your existing mortgage is replaced by a new loan with new terms and a new interest rate. This is important when comparing Cash Out Refinance with options such as a HELOC, because refinancing resets the rate on the mortgage balance being replaced.
  19. How do I know whether VA Cash Out Refinance is better than a HELOC?
Compare the interest rate on your existing mortgage, the new VA refinance rate, amount of cash needed, closing costs, funding fee, repayment period, and total interest. If your current mortgage has a very low rate, keeping it and using a separate home equity product may sometimes be more suitable.
  20. How much equity should I have before considering a VA Cash Out Refinance?
There is no single equity percentage that makes a Cash Out Refinance worthwhile for every borrower. The more important calculation is how much usable equity remains after the existing mortgage payoff, closing costs, funding fee, and the lender’s maximum loan to value requirement.
